Let Only Option

The service includes :-

• Rental Valuation

• Advertising

• Accompanied Viewing & References

The fee for this option is calculated as 50% of the first months rental for a 6 month term and 75% of the first months rental for 12 month plus term (minimum charge £350.00 applies).

The Basic Letting Service

This service would be for the Landlord who wishes to maintain day to day management of their property and is simply looking for assistance to find a suitable tenant.

The service includes :-

• Rental Valuation

• Advertising & Management

• Accompanied Viewing & References

• Legal Documentation

• Rental & Deposit Collection

• Tenant Handover

The fee for this option is calculated as 8% of the total gross rent due over the entire lease period, deducted monthly from the rent collected by Dwellings on the Landlords behalf.

The Property Management Option

This service will appeal to the Landlord who wants the let to be treated as an investment and as such to be hassle free, thus simply leaving the entire letting including day to day management in the hands of the professionals.

The services includes :-

• Preparation of Inventory & Condition Report

• Regular Inspection of the property

• Maintenance & Repairs

• Utilities notification

• Income Tax Advice

• Service of correct notices of termination

• Assistance with problem tenants

•Lease renewal or automatic re-let service

The Fee for this service is calculated as 10% of the total gross rental due over the lease period, and is deducted monthly from rentals collected.

Deposit protection service using mydeposit dispute services charge @ £42.00 (£35.00 plus VAT).

Condition reports / inventory service


It has become even more imperative that when letting out a property, a schedule of condition and/or inventory be supplied to your tenants.

Without this document a landlord may have no legal entitlement in the event of a dispute to make deductions from a tenants deposit at the end of the tenancy. Following the introduction of the Tenancy Deposit Scheme in April 2007, when Part 6 of the Housing Act 2004 finally came into effect, this became even more important.

This entails a visit to the property in order to compile a comprehensive report on the contents included in the tenancy together with a schedule of condition. Once this has been agreed with the tenant it becomes a binding document between landlord and tenant and forms the basis on which damage or dilapidation may be assessed at the end of a tenancy. Where applicable this report will include a check of keys returned as well as water, gas and electricity meter readings.
